Michael Stevens Interests, Inc. is a real estate investment and
development company whose mission is to develop, acquire, and manage
real estate with a commitment to excellent service, honesty, loyalty,
and integrity. Michael Stevens Interests was lead by Michael Stevens, the
founder, chairman of the board, and president, and a team of experienced
corporate officers. Michael Stevens Interests employs more than 150
people and currently owns and manages over 4 million square feet of
rentable building area in 25 properties. Mr. Stevens was a member of the
Houston Apartment Association Hall of Fame.
Founded in 1981 by Michael S. Stevens, the companies that now constitute
Michael Stevens Interests, Inc. and its affiliates have acquired,
developed, and operated more than 80 real estate projects (over 10,000
apartment units and 40 different commercial projects) valued at over a
billion dollars and representing more than 10 million square feet of
rentable building area. The company is currently under construction on
two Class A apartment communities in Houston, Texas totaling 576 units
and exceeding $50 million in cost. In addition, Michael Stevens
has led the financing and development of more than one billion dollars
of public or non-profit projects in civic roles which include such major
Houston projects as the conversion of the downtown Rice Hotel to the
Rice Lofts, the 1,200 room Hilton Americas Convention Hotel, the Houston
Astros Minute Maid Park, and the Houston Texans Reliant Stadium. As
Chairman of the Building and Interiors Committee of Baylor College of
Medicine, he has led the development of many research, office, and
clinic buildings as well as the new one million square foot hospital,
clinic, and office campus currently under construction.

Former Chairman of the Board & President
Michael Stevens was Chairman of Michael Stevens Interests, Inc., a real
estate development and management company, which he founded in 1981.
Since its inception, the company has developed, acquired and managed
more than 80 real estate projects (over 10,000 apartment units and 40
different commercial projects) valued at over a billion dollars, and
representing more than 10 million square feet of rentable building area. Currently, Michael Stevens Interests, Inc., and its
affiliates, employ over 150 people and own and manage 23
properties, with 2 more under constuction, representing over 5,000 apartment units and over 4 million
square feet of rentable area. Mr. Stevens was a member of the Houston
Apartment Association Hall of Fame.
Michael Stevens served on the Board of Directors/Trustees and
Executive Committee of Baylor College of Medicine, the Greater Houston
Partnership and the Governors Business Council. He also served on the
Board of Directors of the Memorial Hermann Foundation and Texans for
Lawsuit Reform PAC. He was Vice Chair of the Governors Business Council
and Chairman of the Building & Interiors Committee for Baylor College of
Medicine. He served on the State of Texas Sunset Advisory
Commission and was appointed by Lieutenant Governor Dewhurst.
Stevens’ involvement
in state and local transportation issues was extensive. He chaired the
Transportation Task Force of the Governor’s Business Council, whose
efforts led to the recent adoption of the Texas Metropolitan Mobility
Plan by the Texas Department of Transportation. He serveed as Vice Chair
of the Greater Houston Partnership Transportation and Infrastructure
Advisory Committee. He was on the Executive Committee of the Gulf Coast
Regional Mobility Partners, a Houston regional transportation planning
and funding group of key business and political leaders. He also serveed
on the Executive Committee of the Texas Urban Transportation Alliance,
Inc., which is promoting urban transportation efforts statewide. He was
appointed to serve on the Study Commission on Transportation Financing
by Lieutenant Governor Dewhurst. He also served as a member of the
Executive Committee of the Greater Houston Partnership's Travel Rate
Improvement Project (TRIP 2000), responsible for the development of a
congestion management plan for the Houston region.
In
early 1995, Mayor Bob Lanier asked Michael Stevens to serve as the City
of Houston’s first Assistant to the Mayor for Housing and Inner City
Revitalization. Stevens' longtime involvement in the commercial real estate
market in Houston, his talent in the financial arena, and his dedication
to public service made him a natural candidate for the volunteer
position. Stevens was the driving force under Mayor Lanier
responsible for the major downtown revitalization currently underway.
Downtown projects in which he has been directly involved include the
renovation of the Rice Hotel, the development of the 1,200 room
downtown Convention Center Hotel, the Astros new Minute Maid Field, the
new Houston Texans/Rodeo’s Reliant Stadium, the new Houston Rockets/Aeros
Toyota Center Arena, the Bayou Place Entertainment Complex, Midtown
apartment development, the redevelopment of Gulfgate Mall, the
demolition and reconstruction of Allen Parkway Village and the related
Fourth Ward revitalization. These projects represent over $1.5 billion
in new construction, 3,000 new downtown jobs, over 3,500 downtown
housing units, and over 10,000 permanent downtown residents. Stevens is
also credited with the creation of the Homes for Houston program which
built, rehabilitated or improved over 20,000 units of affordable housing
stock in the city of Houston during the Lanier administration. This
program was hailed by then H.U.D. Secretary Henry Cisneros, as the
number one affordable housing program in the United States.
Stevens served as the Finance Vice-Chairman of the Harris County-Houston
Sports Authority through September 1999. He was responsible for
structuring all financing as well as heading the negotiating team
responsible for Minute Maid Field, Reliant Stadium, and the Toyota
Center. He was appointed by then Attorney General John Cornyn as
Regional Chair for Texas Exile, a gun crime initiative funded by the
Governor's Criminal Justice Division. From 1995 through 1997 Stevens
served as Chairman of the Houston Housing Finance Corporation, the
Houston Redevelopment Authority, and the Fannie Mae National Advisory
Council. He served on the Urban Center Advisory Board of the Brookings
Institute. Stevens also served 5 years on the Houston Convention Center
Hotel Corporation Board of Directors and as Chair of the Project
Development Committee responsible for designing, building, and financing
the 1,200 room hotel. He served on the Texas Task Force for Appraisal
Reform and was appointed by Governor Perry.
In 1997 Stevens received
the Galleria Chamber of Commerce’s "Community Award" recognizing his
volunteer efforts for inner-city revitalization. In 2003 he received
the Houston Area Pastor Council's "Faithful Citizenship Award".
In 2007 he was awarded the Daughters of the American Revolution "Medal
of Honor" for his service to his country and community.
Among
his other volunteer positions, Stevens served as a Deacon at Second
Baptist Church and was Chairman of the church’s Centurion Foundation,
which televises the sermons of Dr. Edwin Young. The radio and television
broadcasts reach a worldwide audience of over 1.25 million people per
week. He also served as Chairman of the church's Building Committee for the
Woodway Campus in Houston, Texas.
Stevens
was a native Houstonian. He graduated from the University of Houston in
1973 with a Bachelors Degree in Business Administration. He was
honorably discharged from the United States Marine Corps. He and his
wife, Kim, have one daughter and three grandchildren.

Susan
F. Laviage, CPA
Senior Vice President/TreasurerSusan
joined Michael Stevens Interests, Inc. in 1986 and is directly involved in almost all
aspects of Michael Stevens Interests operations. She has direct responsibility for
corporate and partnership tax planning, health insurance, occupational benefits plan, and
employee benefits programs. She also handles property insurance, ad valorem taxation and
related litigation, as well as the monitoring of all corporate and partnership cash flows.
In addition, Susan is responsible for Michael Stevens Interests computer systems,
constantly upgrading both hardware and software systems with state of the art technology.
She oversees all phases of the annual budgeting process for all of Michael Stevens
Interests corporate and partnership entities, and also for each of the partnership
properties.
As the former Controller and Property Manager for a retail developer, Susan supervised
all aspects of partnership and corporate accounting. She managed collections, supervised
construction, reviewed leases for legal accuracy, and interacted with attorneys in the
course of litigation.
Previously, Susan was the Accounting Manager for a real estate development company
where she developed financial and job-cost accounting systems for all residential and
commercial development projects.
Susan graduated from the University of Texas at Austin in three years with a BBA in
Accounting. One of the first positions Susan held was as a tax accountant with supervisory
responsibilities, where she handled international consolidation and account analysis.

Eileen
Subinsky
Vice President
Eileen Subinsky joined Michael Stevens Interests,
Inc. in January 2000 to direct Property Management operations. Her
career in the industry began in Florida when she chose real estate
management over her degreed profession in Elementary Education. She
holds the prestigious Certified Property Manager (CPMâ
) designation from the Institute of Real Estate Management, Chicago,
Illinois. She is also a Realtor‚ and holds licenses in both Texas
and Florida.
Ms. Subinsky is a career real estate professional
with extensive experience in development, expansion and operation of
management companies. Her background includes oversight of sizeable
multi-family and commercial real estate portfolios. An innovative and
recognized industry leader, she is a results-oriented visionary, and
has handled every facet of income-producing real estate from
acquisitions and new construction, to renovation and repositioning for
profitable disposition.
Eileen was elected the first woman President of the
Houston Apartment Association in 1998 and was inducted into that
organization's Hall of Fame in 2001 based on a lifetime of
contributions to the industry.
She served as a Regional Vice President for the
National Apartment Association from 1994 to 1996 and continues to
serve on both the Houston, and the Texas Apartment Association Board
of Directors.
Ms. Subinsky has always demonstrated a strong sense
of civic responsibility. She was appointed to the City of Houston
Building & Standards Commission at its inception in 1991 and has
served as panel Chairman since 1995. She is the current Vice Chairman
of the Housing Authority City of Houston, on whose board she has been
a member since 1996. She was a founding member of the Greater
Greenspoint Tax Incremental Reinvestment Zone (TIRZ) and Redevelopment
Authority, where she served as vice chairman for three years.

Brad
Swearer
Vice President
Brad joined Michael Stevens Interests in 1994 to
direct the company’s acquisition efforts, identifying, reviewing and
evaluating prospective properties for acquisition. He is involved in
negotiating purchase and sale contracts, developing acquisition
finance structures, and asset valuation. Brad and the acquisition team
have developed an extensive principal/broker network providing access
to a constantly growing inventory of over a half million apartment
units for purchase in the major southwest real estate markets. He is
responsible for creating acquisition budgets and overseeing all due
diligence efforts on new property acquisitions. Brad is also
responsible for most corporate brokerage/disposition activities,
overseeing the disposition of assets, recommending list prices,
creating marketing materials and implementing marketing strategies.
Since joining the firm, he has represented the company in transactions
totaling over one hundred fifty million dollars in commercial real
estate, including multi-family properties, suburban office buildings,
retail centers, and vacant land for development. Brad is also active
in asset management and also participates in the day-to-day operation
of the firm’s real estate portfolio.
Previous to joining Michael Stevens Interests, Brad
earned a Bachelors degree in Economics from the University of Texas at
Austin. After graduating, he was employed with a well respected
commercial real estate appraisal and consulting firm where he gained a
broad based background in real estate valuation and financial
analysis. In this capacity, he performed real estate appraisals,
appraisal reviews, consulting, financial investment analysis, and
feasibility studies for a high profile clientele including
individuals, banks, investment groups, asset management companies,
insurance companies, and major financial institutions. His experience
included the appraisal and analysis of various types of commercial
properties including office buildings, apartment projects, retail
centers, vacant land, residential subdivisions, office/warehouse
facilities, hotel/motel properties, and proposed developments both
locally and nationwide.
In addition to his college studies, Brad has
completed many specialized courses in real estate and financial
analysis. He is currently a Licensed Real Estate Broker in the State
of Texas as well as a Texas State Certified General Real Estate
Appraiser.
